The studio

Founded by someone who reads drawings

Marisol Ferrand practised as a project architect for nine years before opening Plinth in 2014, on the theory that people buying design-led houses deserve a broker who can read the set. Six brokers now. Deliberately six.

A floating white oak staircase with a blackened steel stringer against white plaster

A brokerage is not a hard business to start and it is a very hard business to do well. The structural problem is that almost all of the incentive sits on the transaction happening, and almost none of it sits on the transaction being right. Every practice we have is an attempt to push back against that.

We stay small on purpose. Six brokers means the person you meet is the person who writes your offer, sits in your inspection and stands at your closing table — and it means we turn work away, which is the only credible way to say no to a bad deal.

We are licensed in Colorado under employing broker EC.100094821, with offices in Denver and Boulder.

How we work

Four things we hold to

01

Everything in writing

The buyer brief, the pricing argument, the marketing plan, the contingency strategy, the net-proceeds estimate. If we said it and it mattered, you have it on paper and you can hold us to it.

02

We show you the case against

Every comparative market analysis we write includes the comparables that argue against our own recommendation. A number you cannot interrogate is not advice, it is a sales pitch.

03

We will tell you to walk

We have lost commissions telling clients a house was wrong. The alternative is watching someone waive an inspection on a compromised roof to win a bidding war, which is worse.

04

Sixteen neighborhoods, not the Front Range

We do not work markets we do not know. If you are buying outside our sixteen we will refer you rather than learn on your transaction.

The brokers

Six people, named and reachable

Every listing on this site names the broker who holds it, with a direct line. There is no front desk.

Marisol Ferrand

Managing Broker · Founder

Architect-designed resale, estate and trust sales

Marisol practised as a project architect for nine years before opening Plinth in 2014. She reads a set of drawings faster than a comparable-sales report, which is why sellers of difficult, specific houses tend to end up in her office. She writes every marketing plan herself.

New development, pre-construction and townhome projects

Deshawn ran sales for two infill developers before joining Plinth, so he knows what a builder can and cannot change once footings are poured. He is the person to ask about upgrade allowances, HOA budgets in year one, and whether a pre-construction contract actually protects you.

Broker Associate · Boulder

Boulder and foothills, historic districts, land

Ines has worked Boulder since 2016 and has walked more Landmarks Board hearings than most contractors. If a house sits in the Mapleton Hill historic district or on a slope with a geologic hazard overlay, she will tell you what that means before you write the offer, not after inspection.

Broker Associate

Mid-century modern, Krisana Park and Arapahoe Acres

Theo restores mid-century houses on weekends and sells them on weekdays. He keeps a running list of the tradespeople who will actually touch a 1955 radiant slab, and he has talked more than one buyer out of a house whose post-and-beam roof had been quietly compromised.

Luxury resale, Cherry Creek and Hilltop

Priya came out of commercial capital markets and brings that discipline to residential pricing. Her comparative market analyses run to eleven pages and she will show you every one of them, including the comparables that argue against her own recommendation.

Cal Mendenhall

Broker Associate

Buyer representation, first architectural purchase

Cal works almost exclusively with buyers, most of them buying a designed house for the first time. He is unhurried about it: the average Cal client tours for four months and writes two offers. He would rather lose a commission than watch someone waive an inspection to win a bidding war.

Six quotes, six transactions

Each one names the broker, the home, the list price, the sale price and the days on market. We publish no star rating and no aggregate score, because a fabricated average is a lie whether a search engine reads it or a person does.

Marisol talked us out of the first two houses we loved. She was right about both. When we finally wrote on the Wolff house she had already read the original construction drawings and knew which wall we could take out — that is not something a normal agent does.

Two agents told us to price at $2.6M. Priya brought an eleven-page analysis arguing for $2.395M and explained exactly why the higher number would sit. We had three offers in nine days and closed over asking.

Ines knew before we made an offer that the property sat in a wildfire overlay and what that would do to our insurance quote. Our lender was surprised. She was not. That one phone call saved the deal.

We were buying pre-construction and I did not understand what I was signing. Deshawn went through the contract line by line and flagged three allowance clauses that would have cost us about $40,000 in change orders. We negotiated all three before signing.

Theo found the roof framing problem himself, standing in the attic with a flashlight, before the inspector got there. He told us to walk. We walked. Six weeks later he found us a better house for less money.

Cal took four months and never once made me feel like I was wasting his time. I wrote two offers in that whole period. The second one worked. I have friends who toured forty houses in three weekends with someone else and hated all of it.
