This is a demonstration

Plinth Residential is a fictional brokerage created to demonstrate a website design. Every property, address, price, photograph, agent, licence number, MLS number, transaction and testimonial on this site is invented. Any resemblance to a real property, person or brokerage is coincidental.

Nothing here is an offer to sell or a solicitation of an offer to buy real estate, and nothing here creates a brokerage relationship. The contact form transmits nothing.

Not advice

The journal articles, the neighborhood pages, the mortgage estimate widget and the market commentary are general information written to demonstrate a content design. None of it is real estate, legal, tax, insurance or financial advice, and none of it should be relied on for a decision. The mortgage widget in particular is an arithmetic estimate from assumptions displayed beneath it; your actual payment depends on credit, debt ratios, reserves, occupancy and the loan product, and only a lender can tell you what it will be.

Listing data

A production brokerage site displays listings syndicated from the local Multiple Listing Service through an Internet Data Exchange feed, under a data-display agreement that governs refresh frequency, attribution, caching and what may be republished. This site carries a static authored dataset instead. It is not MLS data, it is not derived from MLS data, and it should not be relied on as a record of any market.

Intellectual property

The design, layout, code and written content of this site belong to its author. Photography is a mixture of generated imagery and licensed stock; credits are recorded in the repository'sCREDITS.txt. The Equal Housing Opportunity mark is a public-domain symbol of United States housing policy.

Accessibility

This site targets WCAG 2.2 AA. Every interactive control is keyboard-operable, every custom widget carries the appropriate ARIA, text contrast is verified against composited backgrounds across every branding preset the customizer can produce, and all motion — the hero cross-fade, the pinned scrub, the pointer parallax and the pan-and-scan cursor — is disabled underprefers-reduced-motion: reduce. If something here fails you, that is a defect worth reporting.
